Buyer Info - What to do when Buying a Home
- Get pre-qualified. You might have an unknown credit
problem that needs resolving. A
mortgage lender can help you decide on how much you can really afford.
It may be more or less, than you were thinking. They know best! If

a list of lenders that Sue knows

- If you can be pre-approved, you will have a stronger
offering position. That means the mortgage person has pulled your
credit and confirmed basic information. All you need to do is get

- Sue will
help find the right home for you. Then she will give advice about
what to offer and negotiation strategy based on recent home sales
and current market conditions.
- After the offer is accepted, it then becomes a contract.
This is a binding agreement. In order to close on the home within
the stated time, you will need inspections. These should include
structural/mechanical and wood destroying pests (termites, etc),
Radon, lead paint, stucco/moisture, structural engineers, mold and
moisture abatement, may also be needed. Ask Sue about
the cost of these inspections.
- A survey and an appraisal should be done.
- Loan Commitment comes after you have made an acceptable
offer and the lender has committed to lending you the money for your
home.
- Repairs are then negotiated. Re-inspection
can be done (an extra cost).
- Insurance will need to be ordered.
- You have a right to do a walk through
before closing. This is a check for possible damage that can occur
during moving out or hidden damage under furniture.
- A lawyer needs to do a title search
and prepare for the closing. In North Carolina, the closing occurs
after everyone has signed the paperwork, the funds have been received
by the lawyer for disbursement, and the deed is recorded at the register
of deeds in that county. After all those things occur, the buyer
owns the property.
