Seller Info: What You Should Expect when Listing a House

  • Call Sue Robertson. She will get you information about how to prepare your house for sale.
  • You should expect real pricing for current market conditions. Sue Robertson does not "buy a listing". What does that mean? Some agents will list your house at any price, just to get a sign in the yard. Sue wants to sell your house not just list it.
  • Do all the things Sue has suggested to make your house more salable.
  • Consider a home inspector (structural/mechanical, and termites) before you sell. They may find hidden damage that can ruin a sale. Also, consider a home warranty for the buyers. This will make them feel more secure about buying an existing house.
  • Make sure the agent you choose uses the latest technology available. This includes, electronic lockboxes, showing services with feedback, cell phones, PDA, Email, websites, visual tours, digital photos, online brochures, downloadable forms. Sue Robertson uses these and other ideas to get your house sold, in the least amount of time, with least inconvenience to you and at the best price for current market conditions.

Once you are on the market

  • You should be contacted by the showing service for appointments. Never let anyone in without an appointment and an agent.
  • Keep the house in showing condition, it is easier to be ready
  • You can access feedback online. Sue will send you reports once a week. If something comes up, she will call you if needed.
  • Pack some things

After your house is under contract

  •  Pack up the rest of your things
  • You should expect inspections that may include structural, mechanical, wood destroying pest, radon, mold, and moisture. You can be present at these inspections.
  • A surveyor and an appraiser may come to measure your lot and house.
  • You will need to get your deed prepared by an attorney or closing agent.
  • They will need the payoff information from your mortgage holder.
  • The buyers do have a right to do a walk through before closing to make sure no damage has occurred

Sue Robertson will help you all the way through from listing to close, plus Sue can help you buy another home. Even if you are moving out of town, Sue has contacts almost anywhere you are headed.
